What is a HIP?

A Home Information Pack (HIP) is a compilation of all the documents required by law prior to the exchange of contracts on a property. This includes local searches, land registry, title deeds, warranties, land charges, sale statements, fixtures and fittings forms and any leasehold or freehold documents, as well as an Energy Performance Certificate.

It is mandatory for the vendor to produce these documents prior to marketing their property and many companies charge a few hundred pounds to compile HIPs, which is in addition to residential conveyancing, searches and assessments, which are all payable in addition to the compilation of a HIP.
